How long will my inspection take?
Our inspections normally take about three hours to complete. We take our time with every inspection, and schedule no more than two clients per day. You may observe the entire inspection, or arrive at the end; upon completion of our inspection we will walk the property with you one- on –one and explain our report to you. This process can be as in depth or as brief as you like, but we suggest that you take this time to look critically at the property with us, to ensure that you know all of the information you will need to make an informed decision. If you'd like, we will also discuss routine maintenance and repair with you, as well as show you the basic operation of systems and appliances in the house. This time spent discussing the property with you can take anywhere between one hour to three hours or more...we are not finished until your questions are answered and your concerns are addressed. 
Other companies may offer a quick on-the-spot inspection and report, but we believe that every customer should be educated about the major investment they are about to make, and that our time is better spent talking with you than typing your report while you wait. Our printed reports will be faxed, emailed, or delivered to you within 24 hours of your inspection.
Our inspections and reports are available in Spanish at no extra cost to you. 
Please allow additional time for translation of bilingual reports.

 Do I need to be present at the time of the inspection?
We strongly recommend that you are present to discuss the property with us at the end of your inspection. This is the perfect time for you to ask questions regarding your future home. Remember- you are not only getting a home inspection, but a thorough lesson on being a responsible homeowner.
We offer weekend appointments, and can always accommodate your schedule.
If you are purchasing a home from out-of-town, we will dedicate additional time to discuss your
 inspection with you over the phone at your convenience.  

What should I expect from my home inspection?
Our inspections are designed to give you the most accurate information that you and your Realtor will need to make an informed decision about purchasing a property. Our home inspection covers all major systems of the house, in accordance with the Texas Real Estate Commission, including plumbing, electrical, heating, and air conditioning, as well as the structural integrity of the foundation and roof, and all mechanical systems. Mi Casa Home Inspections reports on every single issue a property may have, whether in need of repair, or simply a minor cosmetic defect. By giving you the all of the positive and negative aspects of a property, you and your Realtor then have the opportunity to make an informed decision, negotiation, or offer on that property. Often you can negotiate any major repairs with the seller- making the cost of your inspection well worth your time and money!
You will be asked to sign a standard Pre-Inspection Agreement that outlines
the scope and limitations of our inspection process, in accordance with TREC rules, prior to any inspection being performed on your behalf.

What happens if I decide the property is not in good enough condition for me to buy?
Often a quality inspector will discover things that are not obvious to the untrained eye.
This is the main reason a home inspection is so important;
investing in an inspection now can save you from discovering major problems later on.
Consider your inspection a learning opportunity- if you choose to buy the home or not, Mi Casa will have given you a great education in what to be aware of in any home you may consider in the future.
We do offer discounts for the inspection of a second or third property, should you choose to not purchase a home we have previously inspected for you. It is fairly common to not find the perfect house the first time around, and don’t get discouraged. By being an informed buyer or Realtor and always insisting on a thorough inspection, you WILL find a property that is a solid investment and the perfect home for you.
